Lehigh Valley Warehouses, IOS Yards, and Flex Buildings

We buy truck yards, trailer yards, container yards, and other industrial outdoor storage (IOS) sites in the Lehigh Valley area. We buy manufacturing buildings and industrial land in the Lehigh Valley area.

We buy buildings that are leased to tenants, owner-occupied, or vacant. Condition does not rule a property out. Want to stay in the building after you sell? Ask us about a sale-leaseback.

In Cushman & Wakefield’s Q3 2026 report for the PA I-81/I-78/I-81S corridor, the Lehigh Valley submarket’s weighted average net asking rent for warehouse/distribution space is $11.97 per sq ft per year; its manufacturing column reads N/A. The same report says manufacturing accounted for 12.4% of total employment across the PA Distribution Corridor, 280 basis points above the national share.

Industrial Zoning in Allentown and Bethlehem

Within the City of Allentown, zoning is set by Chapter 660 of the City code, adopted by the City Council on 10-15-2025 by Ord. No. 16166; it repealed the former Chapter 660 adopted in 2010. Chapter 660 names three industrial zones, described in the code’s own words, shortened:

  • IX, Industrial-Commercial Mix: primarily intended for vehicle-oriented commercial, low-impact manufacturing, and warehouse uses with more automobile and truck traffic than the MX zones, for use outside of commercial corridors.
  • IG, Industrial General: intended to preserve locations for low- and moderate-impact manufacturing uses and industrial services.
  • IM, Industrial Manufacturing: primarily intended for a focus on a wide range of manufacturing and associated industrial uses as well as industrial services.

How the use table treats four uses in those three zones:

ZoneIndoor warehousing and distribution, large buildingsOutdoor warehousing and distribution, large sites (includes truck terminals)Outdoor industrial site (equipment and supply storage, no permanent building)Industrial service (includes towing and vehicle storage yards)
IX Industrial-Commercial MixPermittedProhibitedProhibitedProhibited
IG Industrial GeneralPermittedPermittedProhibitedPermitted
IM Industrial ManufacturingPermittedPermittedPermittedPermitted

In Table 660-4 of the Allentown code, permitted means permitted as-of-right in the zone, and none of these rows calls for a special exception in IX, IG or IM. The large-building row covers more than 50,000 sq. ft. of indoor gross floor area, and such uses require a minimum lot area of five acres in the IG Zone and eight acres in the IM Zone. The large-site row covers outdoor uses on more than 50,000 sq. ft. of site area. Tractor-trailer combinations tied to a warehousing and distribution use may not be parked within 20 feet of an N Zone, and outdoor storage areas count toward maximum building coverage and must be enclosed by a durable, permanent fence at least six feet in height.

The City of Bethlehem’s zoning is Part 13 of its Codified Ordinances; the copy the City posts is marked last revised July 17, 2018, with an effective date of June 15, 2012. Its industrial districts include LI Light Industrial; IN Industrial, for a wide variety of industrial uses and compatible commercial uses; PI Planned Industrial, modern industrial development in a park-like setting; and IR Industrial Redevelopment, for underutilized properties that historically were used for older industrial uses.

The use table for those districts, for four uses:

LI Light IndustrialBy rightBy rightSpecial exceptionBy right
IN IndustrialBy rightBy rightBy rightBy right
PI Planned IndustrialNot permittedNot permittedNot permittedBy right
IR Industrial RedevelopmentSpecial exceptionSpecial exceptionSpecial exceptionBy right

In Bethlehem’s table, P means a use permitted by right, with the zoning decision by the Zoning Officer, and SE a special exception use, with the zoning decision by the Zoning Hearing Board. In the PI district, any outdoor storage must be enclosed by dense landscaping, a mostly solid fence or a masonry wall at least 6 feet high, and no outdoor storage area is permitted between the principal building and a street.

Lehigh Valley Industrial Market: Q3 2026

Cushman & Wakefield’s MarketBeat PA I-81/I-78/I-81S Industrial for Q3 2026 reports for its Lehigh Valley submarket:

  • Inventory: 109,812,126 sq ft.
  • Vacancy: 7.7%, or 8,437,065 sq ft vacant; the report says vacancy declined in the Lehigh Valley in a quarter when the corridor’s rate rose.
  • Net absorption: 953,141 sq ft in the third quarter and 1,620,039 sq ft year to date; the report names the Lehigh Valley as one of two submarkets with more than 1.0 msf of net occupancy gains year to date.
  • Leasing: 4,179,672 sq ft year to date; Central PA and the Lehigh Valley together accounted for 71.0% of the corridor’s third-quarter leasing.
  • Construction: 3,673,585 sq ft under construction and 1,927,540 sq ft completed year to date.

These are one firm’s figures for one quarter.

Newer quarters and other reports may differ.

The Wider PA I-81/I-78 Corridor

The same report splits the corridor into five submarkets, here by inventory:

SubmarketInventory (sq ft)Overall vacancy
Central PA143,478,1477.9%
Lehigh Valley109,812,1267.7%
Northeastern PA89,442,5996.9%

Split58,744,76510.4%
PA I-81 & I-78 totals468,647,0068.2%

In the corridor as a whole, vacancy rose 60 basis points quarter over quarter to 8.2%, which the report ties largely to additional vacant space in the Split submarket following departures by consumer electronics and automotive firms. Year-to-date leasing reached 15.9 million square feet, already 12.8% above the 2025 annual total, and thirteen new leases in the third quarter exceeded 100,000 square feet. The construction pipeline grew to 18.1 msf as 6.6 msf of new starts outpaced 2.6 msf of deliveries.

Selling a Warehouse in the Lehigh Valley: Frequently Asked Questions

Who buys warehouses directly from owners in the Lehigh Valley?

Direct buyers such as Didenko Capital. Didenko Capital is run by Yarik Didenko. Didenko Capital buys warehouses, IOS yards, and light-industrial and flex buildings in the Lehigh Valley area.

Where in Allentown or Bethlehem can a lot be a truck yard or outdoor storage (IOS) yard?

It depends on the zoning district. In Allentown’s Table 660-4, outdoor warehousing and distribution on more than 50,000 sq. ft. of site area, a subcategory that expressly includes truck terminals and the storage of trucks, buses and similar vehicles, is permitted in the IG and IM zones and prohibited in IX. An outdoor industrial site, meaning outdoor equipment and supply storage with no permanent principal building, is permitted only in IM. Industrial service, whose typical uses include towing and vehicle storage yards and bus and taxi storage yards, is permitted in IG and IM. The Allentown table has no separate row for a container yard. In Bethlehem’s use table, a trucking company terminal is permitted by right in the IN district and is a special exception use in LI and IR. A parking lot or structure that primarily serves tractor-trailer trucks or trailers is permitted by right in LI and IN, is a special exception use in IR, and is not permitted in PI. Outdoor storage appears as an accessory to a business use, permitted by right in LI, IN, PI and IR, and the table has no separate row for a container yard. Ask your attorney before counting on a use.

How do I check the zoning of a property in Allentown or Bethlehem?

Allentown’s Chapter 660 carries its zoning map as Attachment 1, and the City’s presale inspection report lists the allowable use designation according to Chapter 660. Bethlehem’s ordinance says the zoning map may be maintained using computer files and that at least one paper copy of the official map is maintained and available in the Zoning Office. Overlays can change what a base district allows, so check your exact property.

Do I need an inspection before selling an industrial building in Allentown?

Under the City of Allentown’s code, prior to the sale of any commercial or residential property, the owner is required to apply and pay for a presale inspection with the Bureau of Building Standards and Safety, and the code’s definition of commercial property includes buildings used for industrial purposes. The seller or their agent has five business days from the date of listing, or offer to sell, to request it. The report is issued within three business days of the inspection, lists violations of the code and the allowable use designation under Chapter 660, and expires one year from the original inspection. The City’s procedure sheet says its commercial program took effect January 1, 2026, and lists commercial fees from $150 for up to 2,499 sq ft to $1,500 for 200,000 sq ft or more, with one re-inspection included.

How do property assessment appeals work in Lehigh County?

Lehigh County’s appeal form, dated 11/25, says an original appeal must be received on or before August 1st, or by the date indicated on the Change of Assessment Notice, and that postmarks and facsimile appeals are not accepted as evidence of timely filing. Each parcel needs its own form and filing fee; the fee for a commercial property is $200.00. For rental properties, industrial ones included, the form asks for copies or a synopsis of all leases in place. Appraisal reports by PA State Certified Appraisers or Broker-Appraisers completed within the last 12 months are accepted; for commercial properties, 5 copies are due at least ten days before the hearing. Bethlehem lies in both Lehigh and Northampton Counties, per the title of its zoning ordinance; this answer covers Lehigh County only. Ask your attorney what that means for your building.

What about environmental history on an older Lehigh Valley site?

Environmental history is part of how we price a property, not an automatic no. Pennsylvania’s Department of Environmental Protection runs the Land Recycling Program, set up by Acts 2, 3 and 4 of 1995 and known as Act 2. It lists four cornerstones: uniform cleanup standards, liability relief, standardized reviews and time limits, and financial assistance, meaning grants and low-interest loans for assessment or remediation for people who did not cause or contribute to contamination at the site. Ask an environmental attorney or consultant about your site.
