What Counts as Industrial Property
NAIOP, the commercial real estate development association, describes an industrial building as space used mainly for research, development, service, production, storage or distribution of goods. Its terms guide sorts industrial buildings into three main groups, and gives each group typical features. A building does not need every feature to fit a group.
| Building type | What it is used for (NAIOP) | Typical clear height | Typical office share |
|---|---|---|---|
| Manufacturing building | Making, fabricating or assembling products from raw or partly finished materials | 10 feet or more | Under 20% |
| General-purpose warehouse | Storing and distributing materials, goods and merchandise | 16 feet or more | Under 15% |
| Distribution building | A warehouse built to move goods through quickly | 16 feet or more | Under 20% |
| Truck terminal | Moving loads from one truck to another, with little storage | 12 to 16 feet | Under 10% |
| Flex building | Space that can switch between uses such as storage, light manufacturing, lab or office | 10 to 24 feet | 30% to 100% |
Land counts too. CBRE describes an industrial outdoor storage (IOS) yard as mostly outdoor land with a small amount of covered building space, used to store heavy machinery, trucks, trailers and bulk materials.
Industrial buildings come in every size. The U.S. Energy Information Administration’s 2018 survey of commercial buildings estimated about 1,004,000 warehouse and storage buildings with 17.5 billion square feet of floor space, an average of about 17,400 square feet each. The survey’s warehouse and storage group covers refrigerated and non-refrigerated warehouses and distribution or shipping centers, and it also includes public self-storage units.

Sell an Industrial Building in Any Situation
With Tenants in Place
A buyer will read every lease and the rent roll, because the rent is a large part of what an occupied building is worth. Send the leases and the rent roll early, because they are part of the value.
Vacant or Half Empty
An empty building keeps costing taxes, insurance and upkeep while it waits for a buyer or a tenant.
You Run Your Business There
Some owners run their own business in the building they own. Want to stay in the building after you sell? Ask us about a sale-leaseback. See how a sale-leaseback works.
Old Building, Repairs Needed
An older plant with a worn roof, outdated power or tired docks can still be sold as it stands. We buy as-is, so you do not have to make repairs or upgrades first.
Environmental History
Past industrial uses can leave questions in the ground, and buyers ask about them early. Environmental history is part of how we price a property, not an automatic no. Ask an environmental attorney or consultant about your site.
Liens, Back Taxes or a Mortgage
Money owed against the property does not have to stop a sale. Liens and unpaid property taxes are normally paid off from the sale money at closing. See selling with liens or unpaid taxes.

Selling Industrial Property: Questions and Answers
What is considered industrial property?
Buildings and land used mainly to make, store, move or service goods: manufacturing plants, warehouses, distribution buildings, truck terminals, flex buildings, outdoor storage yards and land zoned for industrial use. NAIOP counts research and development space and service uses as industrial too.
Is a flex building industrial property?
Yes. NAIOP lists flex as one of the three main types of industrial building, built so the space can switch between uses. A flex building often has much more office space than a warehouse, from 30% to all of the building in NAIOP’s table.
Who buys industrial property for cash?
Direct buyers such as Didenko Capital. We buy warehouses, IOS yards, and light-industrial and flex buildings for cash, directly from owners in all states.
Can I sell industrial land with no building on it?
Yes. Industrial land counts as industrial property, and so does a yard with only a small shop or office on it. For land, the zoning, the truck access and any environmental history carry a lot of the weight.
Do you buy industrial property in my state?
Yes. We buy in all states.
Can you buy a property with environmental issues?
Often, yes. Environmental history is part of how we price a property, not an automatic no.
