Our team members have been a part of Didenko Capital from the start and are all experienced in their fields of expertise. This includes acquisition, negotiation, support staff, asset management, brokerage, legal, engineering and leasing. The exterior professionals that represent us have been working with us since the beginning, making themselves available around the clock when we need them, proving their reliability.
Over the course of the next few years, Didenko Capital intends to take advantage of the many opportunities available in a healthy real estate market, doing what we can to acquire various properties below fair market value. In the past, Didenko Capital has been capable of meeting its equity capital demands through various high net worth people. We also keep our relationships with institutional partners for the debt and equity that is required in a deal. Didenko Capital believes that going forward from 2020, the requirements for capital will be larger but will not be less profitable. Because of this, Didenko Capital is always looking out for strategic alliances that can be formed without any extra capital sources for equity or debt.

When done properly, value-add self-storage units property investing brings with it spectacular risk-adjusted investment returns to our accredited investors. Our team of designers, asset managers, property managers and project managers have all learned the skill of this investment strategy over their many years of experience. This plan is put forth and executed with professionalism and precision, the result being high strategic value above market returns.
Our Approach
Didenko Capital’s funds raise capital for investing in Class B and Class C affordable self-storage unit syndications across the United States. We feel this portion of real estate takes care of three common concerns when it comes to investing: security, safety and profit.
Because we are vertically integrated into all of our in-house business, our costs are lowered, and we can hand the savings to residents without limiting the returns to investors.
Didenko Capital only goes after assets that align with our investment criteria, and we underwrite at approximately 20 percent IRR net to our investors.
Our traditional hold period is 60 months.
If needed, our exit strategy consists of selling our assets at market price to a controlled REIT.
